I'm a real estate developer and an MBA candidate at MIT Sloan. My work focuses on economic empowerment through real estate and on aligning everyone a project depends on: owners, lenders, city officials, and the neighbors who already live there. Before founding POPL, I worked in real estate finance and development at Goldman Sachs, Redcar, and Assembly OSM.

Economic empowerment

Using real estate to build and keep wealth in communities, especially for long-time owners and residents who usually miss out on the upside.

Cambridgeport triple-decker pilot

POPL's first deal is a 1903 triple-decker in Cambridgeport, owned by an 85-year-old who wants to stay in his home. It's structured as a life estate and equity swap, so he can stay while the building's value is used to preserve it as attainable housing.

Case study

Why affordability is so hard to keep, even in one building

The financial model is the easy part. The hard part is getting four parties to say yes to a structure none of them had used before, when each one needs something different.

  1. The ownerTo stay in his home for life, and to know what happens to the building after.
  2. Development partnerA return that justifies a small, slow, unusual deal.
  3. Legal counselA life estate and equity swap that holds up, with few precedents to lean on.
  4. City councilAffordability that lasts, and a model worth backing again.

I built open feasibility tools so every party could look at the same numbers. They compare three paths:

247 East 117th Street, East Harlem

A 15-story, 51-unit modular building designed to Passive House standards and fully electric. As Assembly OSM's sole finance hire, I won the building a NYSERDA Buildings of Excellence grant and secured its predevelopment loan from a nonprofit lender.

East Harlem Downtown Revitalization Initiative

The site sits in East Harlem's $10M Downtown Revitalization Initiative area, a New York State program. I led Assembly's community engagement around it, working with residents and local stakeholders on how the building could fit the neighborhood's plan.

Assembly's first modular building, a prototype in a Brooklyn historic district. My job was to finance buildings. On this one I also got my hands on it: in 2024 I joined the crew on the factory floor as an extra pair of hands, fitting ROCKWOOL insulation into the modules before they were craned into place. Knowing how a wall actually goes together makes me a better underwriter of one.

POPL

Why housing gets stuck, and how to unstick it

I founded POPL in 2024 because the housing crisis is only partly about money and land. It's a coordination problem. The capital, the owners, and the communities that could preserve a building rarely meet on the same deal.

Capital

Big funds can't write a check small enough for a triple-decker.

Owners

Long-time owners hold equity they can't use without selling and leaving.

Communities

Local groups know the buildings but can't reach institutional money.

POPL works in the space between them.
